Lake Texoma Cottage - well I super excited today!  I put in an offer on a small house to use as an investment property/ family getaway / be-closer-to-the-lake-place and they accepted!  Oh what fun this is going to be! 

Now of course, it's time to do our due diligence.  While the house does not sport a huge price tag I think it's always important to hire a professional inspector to scope out hidden issues that I might not have noticed along the way.

The next thing I'm doing is compiling a list of what I think it will cost to do the repairs/updates I want done to the house (of course, I had a basic idea before I made the offer).  One thing I don't do (and I would recommend other buyer's bypass this as well) is to make the offer, then ask for lots of repairs after the seller has reached his bottom dollar.  To me - it's just not nice.  I think that the inspection period should be used to determine whether or not the condition of the house works for you or not.

Financing is something that long ago should have been taken care of (I'm an agent- of course this has been done).  Don't even start looking until you have received a pre-approval letter from a great lender.

Find out if an existing survey is available - if not I would recommend that a survey be obtained (and if you're receiving financing this will be a must).

Make sure all disclosures are signed.  CYB!!!

Review the title committment.

Call the utility companies at least 10 days prior to closing to make sure you don't wind up with no electricity after you close.

Get the cashier's check ready to take to closing (most title companies can not accept personal checks over $1,500).

Make appt. to do final walk through.

Woohoo! Close on the house!!

If you've ever read any of my other posts you probably know that I drive ALOT!  So I do most of my thinking while I'm driving.  I was thinking about how my life might have turned out differently had I never had the opportunity to be friends with and know some of the people I know.  Had I never had the opportunity to work for and with these people?  I'm thinking my life would have turned out dramatically different.

Like had I not started real estate in 2001 - would I not have ran with the same people, worked on the projects I worked on, made the same business contacts I have made?  What if I had never started real estate? Had I not taken that initial (very scary) risk, would I be sitting at an office job that was completely below my potential (or would I be the CEO, running that place)? 

So many people have had a great influence on what I am today -- whether it be in my personal life or professional life -- one phrase I remember was "jealousy is like poison running through your veins"... I think back to that phrase every time I feel a twinge of jealousy - whether personal and professional and it reminds me that jealousy only hinders our successes by making us bitter.

I have moved back and forth between where I live now and where I office -- sometimes I wonder if I have hurt my business doing this... but then I looked at it from another way.  What if I had always stayed in the same exact spot?  I would never have had the opportunity to learn what I have learned - i.e. how important the internet is to my marketing stratgegy, how other offices outside of our small town conduct business, and the list goes on.

Overall, I am super happy with the way my life has turned out.  I am fortunate that I have had the opportunity to befriend and work with so many of the ""Greats" of our time in real estate.  And believe me, they are not the typical people you would think of.  Maybe I should do like music artists do and credit all the people that I think made me what I am!
