Items To Address Before The Inspector Comes A Knockin'

  • Make sure all your lights work - that includes the oven, microwave, range, closets and those on the exterior
  • If you have a switch that is difficult to determine - label it
  • Repair your leaking or dripping faucets
  • Make sure all toilets are secured to the floor
  • Make repars to toilets that run or do not flush properly
  • Repair all loose tiles and grout at shower and tubs
  • Have both the heat and air units serviced- display the invoices
  • All broken windows and windows that have lost their seal should be replaced
  • Remove soil and debris from brick line and clean foundation areasinspection pic
  • If you suspect foundation problems, provide a structural engineers report
  • If you have had foundation work done previously - provide the documentation
  • Provide information on access to crawl space, attic, and electrical breaker boxes - clear all storage areas
  • Repair small defects like broken or missing door or window hardware - Install missing electrical plates
  • Install ground fault indicators at receptacles within 6 feet of plumbing (kitchen, bath), exterior and garage receptacles
  • If you have had recent hail - have the roof inspected for possible roof coverage
  • Do not attempt to cover or hide any defect
  • Disclose any known areas of moisture penetration or previous termite activity.

By repairing these issues you should reduce inspection issues and this will help your home sale proceed smoothly.

Something that I always tell sellers is to replace the AC filter a day or two before the inspection because many times it's the filter that causes bad readings and the buyers freak out thinking the ac doesn't work.

Howdy there Lainie

You sure have posted a real fine list of helpful info for, folks that have their home listed. And you sure are right about not cover up or tey to hide anything from a Home Inspector. I was in a home onetime, that the sellers tryed to hide a hole in a wall, with masken tape.
